Perhaps, then, employment changes have not impacted prices as significantly as we might have thought.
No “businesses” have sold in Summerland MLS yet this year. One sold in 2010, one in 2009.
In the last 10 years, 216 “lots” have sold in Summerland MLS. 10 sold in all of 2010, and 38 sold in 2005: 4 sold so far in 2011.
Summerland residential 274 active listings with YTD 21 solds for a 7.6% absorption rate, compared with Penticton YTD 52 solds and 700 active listings for a 7.4% absorption rate. Naramata has 3 solds so far this year.
Over 60% of all unsold listings in Penticton can be classified as CONDOS. Summerland has 100 “condos” active listings, and of those, 23 are in the waterfront resort which does not allow full time owner occupancy. The waterfront resort has an average 244 days on market, and there have been 118 failed or expired listings there since it came up for sale.
