So far this year 2011, 50% of Summerland MLS sales have been listed by: RE/MAX.

And RE/MAX has only 22% of the active listings.  RE/MAX has less than 1/4 of all listings in Summerland, but is responible for HALF THE SALES representing the sellers that found a buyer!

MESSAGE if you’re serious about selling in this market: RE/MAX sells!

For example, the firm that calls itself #1 in Summerland has half AGAIN as many listings as RE/MAX in total!  And they have found only (sorry, but its true) TWO buyers for all those listings so far this year!

There are 263 active listings in Summerland MLS.

And, when those guys tell you the market is so much better and going to get better this spring…so they can get MORE listings…well, you better tell them:

Sales so far this year are down 33% from last year, which was not a great year, now was it!

Seriously folks, things are different out there, it is tough, and the same talk just does not cut it anymore!  If you seriously want sold in this market, then meet with an experienced professional who can tell you the truth about this market rather than just say what they think you might want to hear.  Remember, it does you no service to dream about where a price might have been in 2007 or where it might be in 2014!  This is 2011!

By the way, did you know that last year, one Summerland seller sat unsold for358 days on the market (ok, not quite a full year!) with a well known Summerland Realtor.  The picture taken by that Realtor did not get updated or changed during that time.  The seller kept being told it was “just the market” the whole time by the Realtor.

The sellers finally got clear of that listing, called me and met with me privately.  I listed it, took fresh pictures, promoted the property as best I could, and within 60 or 70 days, we had an accepted offer and it is sold for over 92% of full price.
