Summerland Market Update

Very encouraging response to the new construction home in Trout Creek.  Some comments “love the paint colors”, “the transom windows add so much light”, “the tray ceiling in the master is spectacular”, and so on.  The people who came from out of area (renting because they moved here and are patiently waiting to buy) were really taken by the location within Trout Creek itself.

Holding an open house across from multi million dollar waterfront new homes is so encouraging.  New Homes bring out the positive comments and people seem in general to be really comprehening just how special the Trout Creek area has come to be.

Then, after closing down, a buyer from Alberta viewed a number of moderately priced homes with me and the interesting thing I took away from our tour of Summerland was the surprising number of new construction homes underway, at least a half dozen just off the top, and when you consider the number of builders here in town, that represents a good steady demand.

All that to say:

Lot sales are pretty decent in town, re-sales are picking up pace and just imagine what will happen when/if the town ever gets an economy again!  I continue to try to imagine what Summerland would be like if there ever comes to be a decent supply of jobs for young families, in conjunction with a decent supply of homes for young families…Main St would lose the for lease signs so fast and the shops would fill up with vibrant life so quick…one day.

Meantime, though, the attractive lifestyle Summerland offers to those who need not generate income here is very, very compelling.  And THAT market segment is building strength in 2011 as noted in Vancouver Sun article:

According to MLS statistics provided by Macdonald Realty, a record 375 homes -including nearly 50 condos -sold for over $3 million in 2010, breaking the record of 209 set in 2009 and more than double the 167 sold in 2008.

Of those, 73 homes sold for over $5 million.
