New Homes Okanagan Summerland

Construction activity in Summerland is moving this spring, and there are some amazing projects underway.  The creative energy that takes full advantage of the views offered in Summerland just continues to improve.  I reviewed plans this week that are truly inspiring, not just for the LAKE views, but this particular parcel overlooks vineyards, orchard and other SIGNIFICANT landmark hilites as well.

Here is a house featured in Vancouver Sun that is remarkably similar to those plans mentioned above:

By the way, please remember, my office has been involved either as principal or as agent for the huge majority of all land and lot developments in Summerland over the last 10 years.  Experience counts.

Available now, this unique gem had previously been marketed at over $3.2million, was reduced to $2,195,000 and it is now available at a blow out price of just $1,290,000. The discerning buyer looking for a truly special, unique, signature parcel of prime Okanagan land will KNOW this offering presents excellent value.

The owners have lived in this comfortable log home for a number of years, enjoying the private, scenic lands. They are serious about selling, and obviously they believe it probably will increase in value over the coming years as the Real Estate Cycle adjusts…however, they do want to get it sold before age or health becomes an issue, and it is just the right time for them to make their move.

Here’s what you get: 312 acres of very nice Okanagan flat to rolling terrain within the City of Summerland, with municipal services. 40 or so acres of that land is in producing hay, which is irrigated by City water from Garnet Lake which is just a few miles up the road.

Garnet Lake itself is a pristine mountain lake, very deep with good trout fishing and very calm for canoe or kayak. No motorboats are allowed and there is restricted public camping access, creating a recreation treasure a short ways up the road from home (kids can safely ride their bikes along the country road). Sharphooks.com features helpful information about this lake

@pmurphy88

For the slightly more adventurous, there is a well marked hiking trail that goes through to Peachland for a superb day hike. Excellent for spotting wildlife, and one of the most scenic hikes in the Okanagan…again, right off the edge of the property. And, using that trail as a starting point can take the mountain biker out to miles and miles and miles and miles of wilderness enjoyment including visit to Darke Lake Provincial Park and much more. Obviously, horse back riding is another means to enjoy the huge outdoor playground this property opens the door to. To try to summarize the outdoor recreation potential is to put a limit on BC itself, and I am not able or willing to try to do that. Suffice it to say that this parcel, within the City of Summerland, serviced with city services, is neighbour to many, many acres of Crown Land that is just spectacular, wild and scenic. From that Crown Land, the wilderness really never ends, it just keeps going and going.

But, I digress…Much of the subject land is fenced and also cross fenced, well maintained with pride of ownership as they have long run cattle here, as well as hosted Alpacas and Llamas, which are pretty picky eaters.

THE PHOTO BELOW IS PROMOTIONAL ONLY AND ALTHOUGH IT DISPLAYS A VIEW FROM A NEARBY RIDGE TOP, IT IS NOT A VIEW FROM THE SUBJECT PROPERTY

The area is a prime migratory route for mule deer that come in off the many mountain ranges to winter nearby. It is common to see 40 to 80 deer in a day of hiking late winter, and of course that can bring the odd cougar to the mountain range between this land and Okanagan lake to the east. No point going on about Okanagan Lake itself as a terrific destination, but the views out over the lake from the Crown land really are world class, and a comfortable half hour hike from the log home.

THE PHOTO BELOW IS OF GARNET LAKE, WHICH IS A SHORT DISTANCE UP THE ROAD FROM THIS SUBJECT PROPERTY

That ridgeline between this land and Okanagan lake is home to abundant wildlife such as Mountain Goats, Mule Deer, Black Bear, Moose, White Tail Deer, Cougar, Coyote, Bobcat, Lynx, Grouse and Quails.

The well built log home is in very good, like new condition, plus there is a log barn with loft, and a few other outbuildings as well. The main floor is open concept with floor to ceiling rock fireplace and huge dining room with extra space for extra guests…all appliances included.

There are plenty of windows to enjoy the 360 degree sightlines from any room. Main floor decking provides easy flow for kids and grandkids coming and going from adventure after adventure, with numerous glass doors. There is just plenty of room, lots of grass and open space.

Spectacular open 312  ranchland in the city! Irrigated hay fields fenced and cross-fenced, all set for cattle and horses. Prime Okanagan land with city services, backing to tremendously beautiful tracts of Crown land. Absolute privacy and space. Grape study on file. Garnet Lake is just down the road and Okanagan Lake is minutes away.

ALSO ONLY MINUTES AWAY ARE NUMEROUS WINERIES AND RESTAURANTS, GOLF COURSES, SKI HILLS, AND OF COURSE, OKANAGAN LAKE

Okanagan Housing Trends, impacting Small Town Summerland

After years of economic turbulence, one small town is showing its resiliancy in a big way…

Against a backdrop of agricultural beauty featuring orchards, vineyards & wineries, there are golf courses, hiking trails, and an increasingly vibrant downtown with a humming cultural and recreational focus….all overlooking the natural beauty of Okanagan Lake, including the South Okanagan’s “Best Beach”.

Hot on the heels of all that and more that make this small town a one of a kind in the Okanagan, there is increasing recognition for the well planned infrastructure improvements that have quietly and without fanfare enabled significant lifestyle improvements that, really, only a small size town can enjoy:

1) Water Supply, Water Quality & Water Delivery are the best in the Okanagan, quite a feat considering Summerland gets more sunshine hours than Hawaii (semi arid desert)

2) Newly constructed state of the art RCMP Policing Facility (Summerland consistently rates as one of Western Canada’s LOWEST crime rates)

3) Some of BC’s best walking & hiking networks quietly built up and carefully maintained by a Park’s & Recreation Department that is the envy of the Okanagan (Summerland is home to the Trans Canada Trail, and also home to the famous Trout Creek Canyon Trestle are 2 standouts among many options)

4) Creative zoning to encourage walkable growth that this year garnered a well deserved National Award

5) Fresh new entrances OFF the Highway to a picturesque Main St that is not THE highway.

6) Perhaps the ultimate compliment to this small town is that while big brother Kelowna and nearby Penticton ABSOLUTELY EXPLODE with tourists every year as soon as the spring wine festivals start…Small Town, SMART Town Summerland carries on as a traffic free oasis nestled away from the other more commercial, more developed, and tourist traffic choked Okanagan towns.

Given that, it is Super Ironic that the chosen name for some of the Okanagan’s finest wineries in Summerland is…  BOTTLENECK DRIVE…

now there’s an oxymoron, especially given the traffic snarls and crowds of visitors that clog the bigger name areas…not so in Summerland, ever!

Meanwhile, the District of Summerland continues the challenging but rewarding work of encouraging development on ITS terms and attracting investors while serving its resident’s best interests.  A delicate balance of encouraging growth, managing change, and protecting the Gem that Summerland is.  All against a backdrop of increasingly heavy demand for economic prosperity.

For a sense of the demographic pressures heading Summerland’s way in the coming years, the following article examines the pent up and powerful demographic shift that “wants what Summerland has”!

http://www.youroklife.com/garnet-valley-22acres-feature-sheet/

22 Acres not in land freeze, and already zoned for estate size Country Residential lots…

details 250 486 2529 @pmurphy88

Next door to the major development parcel known as Hunter’s Hills, this property is a real opportunity to own a very nice Okanagan investment that actually makes sense!

Seriously, would you rather pay $2. something MILLION for a 7acre parcel of lakeview? Or maybe you should purchase 7 acres IN THE ALR for $1. something MILLION.

This is affordable and RIGHT priced!  I can tell you these owners are very reasonable to deal with!  I know this, because I AM one of the owners!   As part owner of this parcel, I can assure you we are OPEN for business here and do want this sold.  Have a look, make an offer and you will always be glad you did.

Now Active on MLS #113039

Well worth a look, and with that new access, it is one fine piece of property.

Perfect to build on.

Garnet Valley Feature Property

Check out more of Garnet Valley at http://www.facebook.com/pages/Garnett-Valley/103329936401436

I have sold Real Estate in 3 Provinces in 4 different DECADES!  I can tell you this parcel is a keeper!  right in town, right next to a major development parcel, and zoned for development…yet priced as a 7 or 8 acre single building lot!

Close enough to get to numerous wineries and high end restaurants in minutes!  Quick access to Highway 97 where the Kelowna Airport is about 45 minutes away, less than an hour to excellent winter ski options, less than an hour to fantastic mule deer & white tail hunting including archery seasons, about an hour to wilderness trout fishing on your choice of quiet lightly fished lakes, and plentiful golfing options all around plus the best Okanagan Beaches right in town, too!

Here you can build a private estate property and enjoy the Okanagan for what is used to be!  Yes, that is a slam on Kelowna!  So busy and the traffic there… just call it Little Calgary!  Summerland is what the Okanagan used to be!  Orchards with fresh fruit, blossoms and I can only tell you how great it is in the Autumn around here with the long lingering “indian summer” season!
