“New Home Sales Surge” MSNBC article indicates strong spring sales have been happening in the US…(and, they feature a RE/MAX sign in the article, pretty good advertising, don’t you think?)

I saw this one coming when a client visiting Pheonix told me on the phone just this week how terrible the r.e. market in the US has become!  “Everyone (get this) everyone is saying how bad it is!”

When the royal EVERYONE is saying how bad it is, that is a good sign.  When EVERYONE says how good it is, that is a bad sign…Remember the taxi driver advising you to buy TECH STOCKS?  Remember EVERYONE wanting to buy real estate?  When EVERYONE says that real estate really, really sucks…u better be a buyer if at all possible!

“We’re even selling some luxury homes into the higher price points of the low $300′s”

CNN Reports on the market is coming back in retirement areas, generating jobs and helping people put their economic life back in order…But, Summerland…just to put that in perspective…while THAT retirement area has brand new “luxury” homes available for the “low $300′s”…Summerland has a grand total of TEN active listings priced at $300 or less…and trust me, they are nowhere near being a “new luxury home”.  But, there are 57 lots listed for sale up to $300,o00…

Message being…Summerland is obviously not in a supply/price position to attract very much in the way of retirement dollars to our community.

Thank you to Rikhi Development/Top Five Group for the opportunity to be of service with Victoria Place over the last 11 months!

It has been a pleasure working to help this quality project to now achieve over 75% SOLD OUT.

The groundbreaking marketing efforts included a DAWN TO DUSK CELEBRATE SUMMERLAND SUCCESS EVENT that invited the entire Real Estate Board, the Summerland Chamber of Commerce, local dignitaries, Agur Lake Camp Society fundraiser (including new life memberships sold). Numerous local businesses contributed prizes and giveaways for the live on line blog, facebook and youtube VIDEO UPDATES that culminated with a LIVE on location SUNFM openhouse media event.

This innovative, community based effort was entirely new to the town, and garnered interest from well beyond the limits of our small town. Internet marketing involved a comprehensive and creative social networking strategy including FACEBOOK, YOUTUBE, YOUROKLIFE.COM, SUMMERLANDINFO.COM and FANPAGE!

The onsite strategy featured INNOVATIVE consumer self guided open house tours. These efforts along with Highway signage, high impact advertising along with flyers, posters and newsletter updates have brought unprecedented consumer interest, resulting in many interested parties from throughout the Lower Mainland, Interior, Northern BC and Alberta, coming to tour this wonderful Summerland project. In fact, on line internet interest has come from all across Western Canada, once again proving that if a quality product is built, in a special location, in a great little town…they will come!

Summerland, get real! Affordable housing has had a free ride…Just had a friend stop in telling me about the

housing choices they encountered on their recent getaway.  They were absolutely blown away by the housing choices available in retirement areas they visited…(and the affordable prices , hey, maybe choice and affordable together???? maybe!)

The person lives in Summerland and loves Summerland but what an eye opener to see the housing options out there in the real world!

Summerland has spent so long navel gazing and “discussing” and “studying” affordable housing with no results, and, frankly, spent our tax dollars doing so!!

Unfortunately, there has NEVER even been a SMALL step toward even getting remotely REAL about it affordable housing in this town.

So, how about it?  Do you think affordable housing in Summerland needs to be about providing assistance or helping low income earners “afford” housing?

Or, could the term “affordable housing” in Summerland just possibly be about a small town having some CHOICE of housing that provides AFFORDABILITY.   How about a choice of housing that is AFFORDABLE to a retiring couple out of the North who have worked their a@@  off to save and now simply want a piece of what we have here…but CANNOT AFFORD IT!  Just thinkin’…

HOUSING MARKET OVERHEATING!!!! screaming headlines from a “housing report”…

Well we just continue to “hear all about it” now, don’t we…”it” being the “overheating” Real Estate Market in Canada!

It truly does such a dis service when that company publishes statistics just to make some headlines for themselves!

Those stats are so very, very misleading, aren’t they!  The “talking heads” that run that media department indicate in their “housing report” that prices may have risen too far…well, that is just not applicable to the realities of the South Okanagan market…we still operate here in a REAL estate market, not a statistical wonderland…

There have been 63 new Summerland mls listings this month, contrasted with only 19 sales!!!

Folks, that is more than THREE new listings for every one sale!!!

So, when you “hear all about it”…just remember, those statistics can be manipulated and distorted…for example, if a 26 year old woman gives birth, the AVERAGE age in the room becomes 13 years old…As always, for REAL input, REAL experience, and honest advice, let me know, I am happy to help if I can…

Just listed a 312 acre ranch right here in Summerland, a super opportuntiy…and as for market update…

In the last 30 days in Summerland (MLS) there have been 19 reported sales, which is positive, but against a backdrop of 262 active listings, this indicates a “flat” market at best, as there continues to be oversupply.  The absorption rate being over a 13 month supply.  However, the positive is that this is a significant improvement over last year at this same time, where there were only 11 sales in the same 30 day window.

I would genuinely appreciate having someone, ANYONE, from BCFGA explain

Honestly, if the growers get 12 cents a pound, and they cannot grow enough to meet the domestic Canadian demand, and consumers pay, what $1.00 per pound…Can BCFGA really not set up SOME kind of a market plan to get even, say 36 cents a pound? That would TRIPLE the return to our struggling growers…

Seriously, can anyone really believe that the people of Summerland would not be willing to pay 36 cents a pound direct to our local growers if they made the effort to set up even at the local farmer market? Is there something we can do to help?

Please, someone help me understand this.  Why would BCFGA set up that event at a Kelowna market last weekend and not think to do that on a regular basis, for MORE per pound for their members?  I seriously must be missing something…why is the ultimate message from that event that “the GOVERNMENT” must do something?  Wow!  Just don’t get it, and I really would like to get it.

As always, hope this blog doesn’t “offend” anyone just because I apparently do not understand…I want to understand.  Please explain!

CNBC business news is reporting their surprise at the rebound in US high end home sales…meanwhile year to date there have already been 8 sales (mls) reported for OVER $1 MILLION…plus 4 more at 3/4 million or higher!

P Herald has a nice picture of someone making popcorn as a news item

that references the Penticton Home show that numerous businesses and “thousands” of attendees went to this weekend.  They have the same size picture and same space in the same paper about the SOEC bashing offensive message they refer to as “prankster”.  In my books, the paper should not be promoting that kind of trash as a “prank”, and giving it the same ink as a major business event over the same weekend is very telling…still just not sure why ANY business bothers to support them with advertising $$…btw there was a grand total of 3 Realtor for sale ads in the “house for sale-south” category…

Stormy morning with a late March windstorm blowin’ in some rain!

March winds bring April showers, April showers bring May flowers…Busy weekend at the home show and online real estate as well…new buyers looking for investment properties (everyone want income generating real estate right now with rates so low), some looking for quality fixxer uppers, and, the over riding theme with people I spoke with at the home show was “Oh, Summerland, we love it there”, and “we tried to buy there but couldn’t find the right place so we bought…(somewhere else)”  That, friends is a snapshot summary of a very busy weekend in Okanagan Real Estate.

Looking forward to Easter weekend, our fam is going on a horseback trail ride in Garnet Valley, might find some shed antlers, I hope!

This article begs the question… “Who didn’t like it?”

I know I did feel a bit uncomfortable filling in my ballot as one of the candidates stood nearby watching…so I moved aside and marked my ballot while out of the sightline…BIG DEAL!  Oh, well, maybe it can help sell some Vancouver Sun papers, too!

A message to Summerland Business Owners from Patrick Murphy…

In the last SCEDT election, apparently there were about 30 or 40 votes cast, and frankly, I’m not sure I even voted then.   However, I will vote this time, and I want to encourage others to vote this time as well.

Why?  Because I believe Summerland’s difficult economy is calling out for a solid display that Summerland business does care to be involved!

As such, I challenge business owners with the following offer:

For every vote cast in the upcoming Chamber election,
I will donate $10.00 toward a Summerland Chamber
Radio Campaign!

I hope at least 50 vote this time…but if the votes total 100 or more to reach my donation limit of $1,000, I will also gladly jump off the Local Lounge pier wearing a “special outfit” from the Summerland Thrift Store, as selected by Grad 2010 students.

Why am I making this offer?

Because Summerland is obviously at a crossroads, and I hope this effort might just trigger a fresh start to overcome all the negative news we have gone through the last few years.  From all the water problems of years gone by (that some folks CONTINUE trying to rehash), to the highway closure last year to the incredible loss of jobs we are currently experiencing, Summerland business must find ways to start working together.

Make no mistake, we do face an economic reality that is very, VERY different from those perhaps well intentioned but definitely incorrect opinions of the past.  Opinions such as:

Summerland is a District municipality with a large land base, the majority of which is devoted to agriculture (orchards, vineyards, wineries, and hay-lands), which is a big economic generator. It is largely recession-proof as well.

Summerland has heard too much talk about fantasy alternatives that simply do not exist, and those opinions from the past are sadly dead and buried amid the shambles of current announcements:

“Apple industry in meltdown mode”
“Fruit plant shuts down, 40 Summerland jobs gone”
“Packing House closing, 80 Summerland jobs gone”
“Tree Nursery closes, 55 Summerland jobs gone”

Okay?  I said it!  Someone had to say it!

But, in fact, based on the realities of Summerland’s economy, I wish to pose an even more pointed question:

Will Summerland come to be seen as “the broke-anagan”?

If you think that is an unfair question, be reminded of other headlines that our small town has been suffering through:

“Summerland Hills Golf Resort ended”

“Wharton St Proposal delayed”

“Cel tower protest delays construction”

“RCMP asked to investigate”

“Katana Boats closes, Summerland jobs gone”

While other small towns in BC (and across Canada) bask in the afterglow of those spectacular Olympic Games, Summerland is getting absolutely hammered economically.

And STILL, those same negative opinions continue unabated in this town!  The handful of folks continue to voice their weekly barrage of critical, mean spirited opinions on Summerland Review readers every week!

Is it time for positive voices to come forward with constructive, helpful, realistic insights and suggestions based on something that resembles the real world?

Has there ever been a more pivotal time for business owners to PAY ATTENTION to the economics of our small town?

Licenced business owners in Summerland have the privelege and the DUTY this month to vote for good Summerland volunteers to serve on the Chamber board of directors, and I want to do my part to encourage you…to care enough to vote.

I respectfully and sincerely remind you, this is not a request that you vote for one person or another.  This is simply an encouragement to care enough to vote.

For every vote cast, I will donate $10.00 toward a radio campaign for the Chamber!  And, if the vote reaches my max at $1,000, I will also jump in the lake!  Surely that will make even the negative crowd smile…maybe.

At any rate, I genuinely do hope this effort will cost me a grand!

I believe that Summerland just might be poised to finally become the prosperous small town we hope for.

I have taken this step at making a positive contribution!

I hope you are willing to take a step… by caring enough to vote.

SCREAMING REALTORS FULL OF HOPE, DREAMS AND WISHES…

Summerland Market update…the most recent 30 day period saw 12mls sales in town.  This compares favorably to the same 30 day window last year which saw 4 sales in town…So things are improved, however, the 12 sales in Summerland are pretty weak compared with the 249 active listings…

When someone tries to tell you how great the market is, and how great it will be this spring…that “prices are going up again”…you better seriously consider those kind of statements against the true facts of our market here.

Yes, markets are improved, for example, Summerland has THREE TIMES the number of sales as last year…but, please, if you are serious about selling, be serious about the advice you are getting…and hire a Realtor with the experience and the business acumen to give you solid advice in today’s tough market.

For example, in the last 45 days, fully 40% of all the sold signs in Summerland have featured a RE/MAX sign in the yard.  Solid advice in a tough market makes for a sold sign in the yard.  That leaves about 250 other owners “hoping” and “wishing” with their Realtors, sitting unsold with for sale signs in the ground.

This is not a fairy tale market any longer folks, and if you are serious about real estate, get serious about the advice you are getting.
