How can the average list price of sales this year be 44% LOWER THAN THE SAME PERIOD LAST YEAR?

Here’s how:

Last year average prices for sales at this time:
Avg List Price $614,177 Avg Sale Price $555,833

This year average prices for sales at this time:
Avg List Price $346,150 Avg Sale Price $329,175
That is a huge difference…why? how?

Answer:
Last year in this period, there was one sale for $1,900,000.
This year, in this period, the highest sale is only $533,000
Thus, the statistical, average comparison sounds EXTREME.  Last year, remember everyone talking about the spring market being so good…

Always remember, if you want REAL Estate facts, talk to Patrick.  Stats can be very sexy sounding in a coffee shop, or to get listings…but if you want SOLD in this market…you better get beyond coffe shop talk.

By the way, have you heard a local Realtor promoting that they advertise on “craigslist”?  and your property needs to be there, too…listed with them?

Craigslist real estate ads really, really suck and there just is no value to advertising there!

So, when locals are telling you their exciting marketing “stuff” like statistics, and craigslist, just make sure you get REAL or you will NOT get sold!
